Facility managers rarely get burned on price. They get burned on turnover, missed nights, and nobody answering the phone. These questions surface that risk before you sign.
Ask about the people in your building
The crew that cleans your space matters more than the logo on the proposal. Find out who they are and how they are treated.
- Are cleaners W2 employees or subcontractors?
- Is every person background-checked before entering my building?
- What is your crew turnover rate on accounts like mine?
- Who supervises the crew, and how often do they inspect?
Ask about accountability
Anyone can clean well in week one. Systems are what make month fourteen look like month one.
- Do you use a written nightly checklist I can review?
- How do I report an issue after hours, and what is your response time?
- Can I see your certificate of insurance and licensing?
- What happens if my regular cleaner calls out?
Ask about the contract
Long lock-ins protect the vendor, not you. We work month-to-month with a 30-day out because we would rather earn the account every month.
- What is the term, and what is the cancellation window?
- Are supplies included or billed separately?
